What is an Emotional Support Animal
An Emotional Support Animal (ESA) letter is a formal document provided by a licensed mental health professional (LMHP) that confirms a person has a mental or emotional disability and requires an emotional support animal as part of their treatment plan.
Emotional support animals do not need to be trained to do anything other than provide you with relief for your mental health condition.
Anyone who suffers from anxiety, depression, stress or PTSD might qualify for an ESA accommodation at their home or apartment. If you qualify for an ESA accommodation, your landlord or property manager must allow you to live in your apartment with your pet under the rules of the Fair Housing Act.

What is an Emotional Support Animal?
An ESA is any animal that helps alleviate mental health conditions like anxiety, depression or stress but does not require special training.

How does it work?
The Fair Housing Act protects people with disabilities, allowing them to live with their ESA without objections from landlords or additional pet fees.

How do you qualify for an ESA?
You need an evaluation from a licensed mental health professional in your state, who can provide an ESA letter verifying your need.

What's included in my ESA letter?

Legal Protections
Fair Housing Act (FHA)
The FHA prohibits housing discrimination based on disability and requires landlords to make reasonable accommodations for tenants with disabilities, including those who need ESAs.
Key points:
Key points:
- No Pet Policies:
If you provide a valid ESA letter, landlords must waive "no pet" policies or pet fees for the ESA. - Reasonable Accommodation:
Landlords cannot charge extra deposits or fees for ESAs but can hold you responsible for any damage caused by the animal. - Limitations:
The FHA does not apply to:- Owner-occupied buildings with four or fewer units.
- Single-family homes rented without a broker.
- Short-term vacation rentals.
HUD Guidelines
The U.S. Department of Housing and Urban Development (HUD) enforces the FHA and provides guidance for landlords and tenants:
- Verification:
Landlords can request verification of your need for an ESA (the ESA letter serves this purpose). - Species Limits:
While ESAs are not limited to cats or dogs, the animal must be reasonable in size and type based on the housing situation. - Breed Restrictions:
There are no breed or size restrictions regarding what type of dog can be an ESA. Any type of dog can qualify as an ESA. - Denial of Requests:
Landlords can deny ESA requests if:- The animal poses a direct threat to the health or safety of others.
- The accommodation imposes an undue financial or administrative burden.
Important Notes
Scams
Avoid online services offering ESA letters without a proper evaluation by a licensed mental health professional. Legitimate letters require direct interaction with a licensed professional.
There is no such thing as a national registry for emotional support animals. All you need is your ESA letter. Beware of companies who are trying to sell you any type of 'ESA registry.'

Misuse
Misrepresenting a pet as an ESA undermines protections for individuals with genuine needs and may carry penalties.
Air Travel
ESA letters do NOT grant your pet the right to fly on commercial airlines. In order to fly with your pet, that pet must be a dog and they must be specially trained as a service animal.
